Prices for good home inspections vary according to the work and services needed.  Still, the price differences are fairly small, particularly considering a home inspection is one of the best investments anyone buying (or selling) a home can make.  That’s why HUD advises all buyers “For Your Protection: Get A Home Inspection.

Prices for good home inspections range from about $349 for homes under 1,500 sq. ft. to over $1,000+ for a large home over 6,000 sg. ft. with more than one HVAC, for Kentucky area home inspections.

Prices also vary when other services are added.  InspectHomes4U does not add an upcharge for detached garages, but some inspection companies do, for example.  There usually is an additional charge for inspecting outbuildings with their own electrical, water, or mechanicals (such as furnaces).  Other services also can be included, such as National Radon Safety Board (NRSB) certified testing for radon indoor air quality, at a modest charge, about $149 to $179.  (Radon testing is recommended by the Environmental Protection Agency (EPA) for all home purchasers because radon (Rn) is a radioactive gas that is the second leading cause of lung cause in the U.S.  It can be detected only by testing.  Rn is odorless, colorless, and tasteless.  It builds up inside homes.)  Call for a quote and other service options.

From time to time, lower home inspection prices may be found, but lower prices rarely indicate better quality and greater care – in home inspections, or anything else.  Who wants their doctor to pick the cheapest help he can find?

A good home inspection takes at least three hours for a typical home.  It takes longer if the home is larger.  The best home inspections come from companies with quality controls, including reviews before inspection reports are issued.  A home inspection report issued “on the curb,” as soon as the inspector has looked at the home, will not have those quality controls.  Expect good work to take about 24 hours between the inspection and delivery of the written report.  Of course, these days, all good reports are delivered by email, with color photos beside all important comments.  That’s a good starting list for finding good home inspections.  There are several more features worth checking out.  InspectHomes4U always welcomes calls to help clients sort out features that matter.  There’s no charge for asking.
